FAQ’s

What is an appraisal?

An appraisal is an independent, professional opinion of the value of a property or asset — such as land, buildings, machinery and equipment, or a business — as of a specific date. It is based on an inspection, market evidence and recognized valuation approaches, and is documented in a written report.

Every report is prepared and signed by Erwin Adams L. Ringor, REA, a PRC Licensed Real Estate Appraiser, in accordance with the Philippine Valuation Standards (PVS) and International Valuation Standards (IVS).

We serve clients nationwide across the Philippines from our offices in Manila (Regus Adriatico Square, Malate) and Tarlac (Capas).

1) Fill out our Request for Quotation form or message us on Viber/WhatsApp at +63 948 313 5211. 2) We send your quotation, estimated turnaround time and list of documentary requirements within 24 hours. 3) Once you confirm, we schedule the inspection. 4) We deliver your signed appraisal report.

Fees depend on the type, size and location of the property or assets, the number of items or sites, and the purpose of the appraisal. Send us your details and we will provide a free quotation within 24 hours.

A typical real estate appraisal is completed within 3 to 5 business days after the inspection and receipt of complete documents. Business valuations and multi-site or large equipment engagements take longer — we include a fixed timeline in our proposal.

A desktop appraisal is a faster, lower-cost valuation based on documents, photos and market data, without a physical inspection. It is useful for preliminary decisions; for bank, court or official purposes, a full appraisal with inspection is usually required.

Yes. We prepare appraisals for national agencies, local government units and GOCCs, including just compensation for expropriation and right-of-way projects, acquisition and disposal of government property, and lease rate studies.

Yes. We prepare appraisals for expropriation, partition, annulment, estate and shareholder disputes, and our appraiser can appear in court as an expert witness to explain the valuation.

Acceptance depends on each bank’s own policies. Many lenders accept independent appraisals by licensed appraisers — we recommend confirming with your bank first, and we can coordinate with them directly.

For real estate: a copy of the title (TCT/CCT/OCT), the latest tax declarations for land and improvements, a vicinity map or pin location and, if available, building plans. For business valuation: audited financial statements, the latest GIS, SEC registration documents and a list of major assets. We send a complete checklist with your quotation.

Our reports are used for buying and selling, bank loans and refinancing, financial reporting and audits, SEC requirements, insurance, estate settlement and taxation, expropriation and court cases, partition among co-owners or heirs, and corporate transactions.
